Pre-construction
Feasibility, phasing, approvals strategy, target budgets, value decisions, procurement planning, and bid packaging.
Let’s Build ItConstruction & tradesConstruction management · Toronto & GTA
From pre-construction through commissioning, we coordinate scope, cost, schedule, trades, risk, quality, and owner reporting. The service is suited to architect-led homes, multi-residential retrofits, selective commercial interiors, and technically complex upgrades.
Scope of service
The final scope is property-specific and confirmed in writing. We’ll identify who is doing the work, what is excluded and which decisions need a site visit.
Feasibility, phasing, approvals strategy, target budgets, value decisions, procurement planning, and bid packaging.
Critical-path schedules, three-to-six-week look-aheads, access planning, shutdowns, deliveries, and trade interfaces.
Open-book tracking, committed-cost reporting, forecast-to-complete, change control, draw support, and cash-flow visibility.
Trade coordination, daily field decisions, safety coordination, progress records, issue logs, and owner communication.
Inspection checklists, deficiencies, envelope and M&E coordination, systems verification, manuals, and turnover.
Agency CM, CM at risk/GMP, or stipulated-price delivery may be considered where appropriate; the final form is confirmed with the project team.

Why details matter
Drawings, procurement, substrates, tolerances, sequencing, protection, inspections, and trade handoffs must work together before a room looks effortless.
How it moves
We establish roles, reporting, decision rights, project controls, and the contract path.
Budget, bids, logistics, long leads, schedule, approvals, and constructability are coordinated.
Field leadership is paired with regular cost, schedule, risk, and quality reporting.
Deficiencies, testing, manuals, training, warranties, and final records are tracked to completion.
Questions to resolve early
Project-specific advice requires a review of the actual property, documents, constraints, and responsible parties.
The owner can see the agreed project costs, commitments, changes, and management fee structure. The exact reporting and audit rights are defined in the contract.
Where appropriate, Canadian Construction Documents Committee forms such as CCDC 5A, 5B, or CCDC 2 can inform the contract approach. The owner’s legal and consultant team should confirm the final agreement.
Yes. We can review the current drawings, budget, schedule, procurement, and project controls, then identify the most urgent gaps.
Reporting is tailored to the project and may include schedule status, look-aheads, committed costs, forecasts, changes, risks, decisions, progress photos, quality items, and closeout status.
